How does BIM benefit the Construction Industry?


What is BIM or Building Information Modelling?

Building Information Modeling (BIM) describes the method of advancement and use of a computerized model to simulate the planning, design, construction and operation of a building or facility. The resulting model or a Building Information Model, is a data-rich, object-oriented, rational and parametric digital representation of the facility containing both graphical and non-graphical information in a Common Data Environment (CDE) (a shared repository for digital project information).

A Building Information Model characterizes the geometry, spatial relationships, geographic information, quantities and properties of building elements, cost estimates, material inventories and project schedule. Therefore, Building Information Modelling BIM provides all information associated to the building or facility, including its physical/functional characteristics and project life cycle information, in a series of “Smart objects”.

BIM Applications in Construction

  • Visualization – 3D renderings give a detailed idea of the end product rather than imagining descriptions and sketches.
  • Fabrication/shop drawings – Generating shop drawings for different building systems becomes easier and more efficient after BIM.
  • Code reviews – Different departments and other officials may use these models for their review of building projects.
  • Forensic analysis – BIM can be easily integrated to graphically demonstrate potential failures, leaks, clashes, evacuation plans, etc. 
  • Facilities management – BIM can be used for renovations, space planning, and maintenance operations.
  • Cost estimating – BIM software(s) have built-in cost estimating features. Material quantities are automatically obtained and adjusted when any changes are made in the model.
  • Construction sequencing – BIM can be efficiently used to create material ordering, fabrication, and delivery schedules for all building components.
  • Conflict and Clash detection – BIM helps in speeding up projects by identifying clashes between several models during the design stage itself, helping architects and contractors eliminate chances of multi-level design changes which can result into budget overshoot and delay in project completion.

All of the professionals who are a part of the design and construction industry get advantages from BIM. Who gets the maximum value out of it?

Architects – BIM started to evolve with architects with its emerging value in the design phases. Most in the design community, along with many contractors (43%) and owners (41%), say that architects experience a high level of value.

Structural Engineers – With elements as steel columns, beams and trusses that are frequently modeled by users of Structural community, structural engineers can reap a high level of value from BIM. Contractors are most probable (47%) to see structural engineers realizing significant benefits.

Construction Managers and General Contractors – Construction involves a huge amount of cost and any rework would further add to the expenses. Owners are the most likely (57%) to see a Construction Managers or General Contractors gaining high value on a project, most likely because of the savings from avoiding any rework.

Fabricators – BIM reduces conflicts and facilitates clash detection to optimize building plans. Accurate fabrication of materials reduces waste while the pre-assembly can save time. Contractors (56%) are far more likely to see fabricators experiencing a higher value than architects (23%), engineers (38%) or owners (30%).

MEP Engineers – BIM has an array of opportunities MEP coordination. It’s convenient to model larger elements such as duct systems and air handlers, while smaller components such as electrical switches and outlets might prove more challenging. Notably, very few engineers (22%) collectively see MEP engineers reaping high value. Nearly half of contractors (45%) believe MEP engineers see significant value.

Stanford University Center for Integrated Facilities Engineering (CIFE) study based on 32 major projects using BIM indicates benefits such as:

  • Up to 40% elimination of unbudgeted change
  • cost estimation accuracy within 3%
  • Up to 80% reduction in time taken to generate a cost estimate
  • Saves up to 10% of the contract value through clash detections
  • Up to 7% reduction in project time
