Site Plan vs Plot Plans- Everything You Need to Know

 

Site plans, sometimes also known as plot plans, come in a variety of styles and levels of detail.  

A plot plan is a scaled engineering schematic that depicts the process blocks, utility blocks, building blocks, roads, and Pipe rack connectivity of a proposed project site/plot. The plot plan is a diagram that depicts all of the plant’s facilities within the plot’s battery limit. There are also other essential necessary infrastructures, such as the primary access road. 

Site Plan is a larger picture of the relevant selected plot/site for the plant, comparable to a map, that shows where the selected plot is placed in relation to other geographical features such as rivers, roads, terrains, seashores, and so on. 

Guidelines for a Site Plan

The following is a list of things that should be included in most site plans:

  • Your Name and Address: These are the most basic and essential elements to put in your site strategy. 
  • Your legal description will include information such as your range, township, tax laws, and section. 
  • The scale of the site plan diagram must be accurate. 
  • The North cardinal direction must be shown on the site plan to demonstrate how your property is orientated. 
  • Property Lines: The site plan must include your property lines. 
  • Details like the position of your driveway, for example, as well as nearby streets, should be included in the site plan. 
  • Existing and Proposed Structures: Both existing and proposed structures should be included in the site design.

Guidelines for a Plot Plan

Following are the instructions for drawing a plot plan:

  • Using a measuring wheel, take measurements of the property and existing structures. 
  • Begin by placing a measuring wheel in one of your property’s corners and walking behind it as you move it along your property lines. 
  • Make a note of the length of each side of your property. 
  • Repeat the procedure for each structure on the property. 
  • Draw the outline of the lot to scale on graph paper once the measurements have been obtained. 
  • To show the conversion of feet to inches, draw a scaling rule in the corner of the graph paper. One inch, for example, equals ten feet. 
  • Using the scale rule, draw the current buildings and structures on your plan, as well as any suggested adjustments or additions. 
  • To show how the property is oriented, draw a directional arrow or a compass. 
  • On the plan, write your name, address, and phone number. 
  • Include the properties and the project’s square footage. 
  • Include building coverage, impervious coverage, and green space percentages in your area and bulk percentages.

Difference Between Site Plan and Plot Plans 

The difference between a Plot Plan and a Site Plan is slight. A plot plan usually refers to a single construction on a single plot, such as a single-family home. A Site Plan, such as a commercial mall, can incorporate many structures on single or numerous plots. If a Site Plan just has one structure on a single plot, it reverts to a Plot Plan, and the two are interchangeable. For Single Family Residences, the phrase “Plot Plan” can be used.

Site Master Plan is a larger picture of the relevant selected plot/site for the plant that will be similar to a map showing where exactly the selected plot is located in relation to other geographical things around the plot such as rivers, roads, terrains, seashores, and so on.
