The Downtown Markham Megaproject


Markham, Ontario, Canada’s downtown is currently undergoing development as the city’s commercial center. It is thought to be the proposed location for the center of Markham and is situated within Markham Centre close to the historic Unionville neighborhood.  

A sustainable, pedestrian, and transit-oriented, mixed-use urban community is being developed over a number of years on a greenfield site near the Rouge River Valley northeast of Toronto. A variety of residential, retail, office, and recreational options are available in this 250-acre urban neighborhood designed in a European manner, where pedestrians and public transportation are prioritized. The Rouge River system is connected to a network of parks and open spaces. 

At least 16,000 people are anticipated to be employed by the district’s businesses, and up to 10,000 people may live there. Residential, retail, commercial, and mixed-use buildings will be very densely populated in the development. The Remington Group Inc. is responsible for the community’s development, construction, and full financial support. 

Downtown Markham Development Plan 

Smart growth is the concept being used in downtown Markham. By building a denser urban core, the community will attempt to prevent urban sprawl. Everything will be nearby and completely reliant on public transportation in the metropolitan center. The community is also designed to be environmentally sustainable. 

The City of Markham and The Remington Group collaborated to plan the community. The Remington Group is primarily in charge of building the majority of the structures across this new neighborhood. 

The complex will include residential condos and townhouses, as well as commercial and retail structures, under the city council-approved plan. Construction on some of these structures has already started. Updates on the construction are in progress. 

Downtown Markham is up for the title of largest mixed-use development in the nation and the largest LEED (leadership in energy and environmental design) registered development in North America. 

Downtown Markham is a planned urban hub and the country’s largest planned mixed-use development. The 243-acre development is in one of the province’s fastest-growing areas. It will be the commercial and financial district in the heart of Markham, with a mix of residential, office, and retail uses. 

International retailers, local shops, restaurants, and entertainment venues will share two million square feet of retail space. Downtown Markham will also have over 3.4 million square feet of office space in a commercial district near Highway 407. 

The thriving urban center is being developed under sustainable principles, such as using energy-efficient power sources and building LEED (Leadership in Energy and Environmental Design)-certified homes and businesses. In addition to allowing for higher densities, the development benefits from 72 acres of naturally occurring and planted green space, enhanced walkability, and convenient access to GO Transit and Viva Rapid Transit. 

In Markham, the term “downtown” refers to the region that is east of Warden Avenue, north of Highway 407 ETR, and south of Uptown Markham/Highway 7. 

Recreational Facilities in Downtown Markham 

Downtown Markham is home to two recreational venues: 

  • Markham Pan Am Centre – Constructed for the 2015 Pan American Games and became a city-owned facility after the games concluded in September 2015. 
  • The Markham YMCA Rudy Bratty Centre – Opened in 2006 and was renovated in 2008, with two pools and other fitness facilities for YMCA members.
