Mixed-Use Buildings: Benefits, Challenges, and MVRDV’s New Structure

Mixed-use developments are transforming urban landscapes by blending residential, commercial, and recreational spaces into single functional environments. We have several examples of this. The latest being MVRDV’s Strijp-S Tribune in Eindhoven. This tribune-shaped building, located in the rapidly regenerating Strijp-S neighborhood, exemplifies the benefits and potential of the mixed-use concept.

Today, we explore the principles of mixed-use development and highlight the advantages of integrating multiple functions within a single structure. Such developments are crucial to accommodate growing urban populations and the increasing demand for different amenities within limited spaces.

The Mixed-Use Concept

Mixed-use development is a type of urban development that combines multiple uses into a single structure or area, integrating residential, commercial, cultural, and recreational spaces to create a functional environment. This approach to urban planning aims to create vibrant communities where people can live, work, and play without needing to travel long distances.

Mixed-use development addresses these issues by promoting walkable neighborhoods, reducing reliance on cars, and fostering a stronger sense of community.

Benefits of Mixed-Use Development

Mixed-use developments offer numerous benefits, including economic advantages such as increased property values and job creation. They also provide social benefits by enhancing community interaction and improving quality of life, as well as environmental benefits by promoting sustainable land use and reducing carbon footprints.

Challenges within Mixed-Use Developments

Mixed-use developments, while beneficial, come with their own set of challenges:

  • Traffic Congestion: Concentrated activities can lead to increased traffic during peak hours. Careful transportation and infrastructure planning is required.
  • Noise: Proximity of different activities may result in excessive noise and disturbances.
  • Security Issues: In such spaces, security challenges like vandalism may arise, necessitating effective security measures.
  • Trash Accumulation: High population density can lead to increased trash generation and odor issues, requiring efficient waste management systems.

Addressing these challenges through proactive planning and collaboration is crucial to ensuring the success and sustainability of mixed-use developments. 

About the Strijp-S Tribune

With its unique design, communal terraces, and combination of social housing and mid-sector rental units above a commercial base, the Strijp-S Tribune is set to become a vibrant community hub.

The Strijp-S Tribune is designed by MVRDV for the housing association Trudo. It is an innovative mixed-use building located next to Ketelhuisplein in Eindhoven’s Strijp-S neighborhood. This area, originally part of the Philips electronics factory, has transformed into a cultural hub, hosting creative enterprises. 

The new mixed-use building includes 56 apartments, with a mix of social housing and mid-sector rentals, above a two-story commercial area that can be used for retail, dining, or offices, enhancing its multifunctional purpose. The building’s distinctive tribune-like shape, stepping down from eight stories at the rear to two stories at the front, serves as a grandstand overlooking the public square. 

For the neighborhood’s greening efforts, the building’s terraces will feature lush greenery and an automatic irrigation system. These terraces provide both private and communal outdoor spaces, fostering a sense of community among residents. Internally, wide, well-lit corridors with internal windows encourage social interaction, creating a street-like atmosphere. 

Construction for this building is expected to begin in late 2024 and completion is planned for 2025.

Mixed-use developments have their benefits and challenges. However, with careful planning, effective management strategies, and collaboration among stakeholders, these challenges can be addressed to create vibrant, sustainable, and inclusive urban environments that enhance the quality of life for residents and contribute to the overall vitality of the community.
